Condo Moving Services in Singapore
Get matched with vetted movers for a condominium move, including MCST permit paperwork, service lift booking and restricted weekday moving windows.
A condominium move is a building-management job with a removal attached. The physical work is much the same as an HDB move of similar size, but almost everything that goes wrong happens before anyone lifts a box. Most MCSTs require a move-in or move-out permit submitted several working days ahead, carrying the vendor's company details, the workers' NRIC or work pass numbers and the lorry registration. Most restrict moving to weekday office hours. Most collect a refundable deposit against damage to common property, and most insist the service lift is booked and padded before the crew arrives. Miss one of those and security turns the lorry away at the boom gate, and you pay for a wasted trip. HomeToMoved matches you with vendors who handle MCST paperwork routinely and who will tell you what your management office needs before you commit to a date rather than after.
Included
What a quote covers
- Preparation of the vendor-side documents your MCST requires: company details, workers' identification, vehicle registration and insurance certificate
- Coordination of the booked service lift window with the management office so the crew arrives inside it
- Service lift padding and protection of lobby floors, door frames and common corridors
- Lorry and crew sized to the unit, allowing for loading bay distance and any basement height restriction
- Dismantling and reassembly of standard bed frames, wardrobes and dining tables
- Loading, transport, unloading and room-by-room placement at the new unit
- Clearance of the vendor's own protective materials before the lift window closes
Not included
What it does not
- The refundable lift or move-in deposit and any administrative fee, which you pay directly to the MCST
- Any fine levied by the management for damage to common property, which is settled between you, the MCST and the vendor's insurer
- Packing and packing materials, unless added to the booking
- Aircon, electrical, plumbing and carpentry work
- Curtain and blind removal or reinstallation
- Disposal of unwanted items, unless disposal and moving is booked together
- Cash, jewellery, personal documents, live plants, pets and flammable goods
What it costs
How condo moving is priced
These are market rates that movers in Singapore charge, not our prices. You pay the vendor you choose. Knowing the range is how you tell a fair quote from a bad one.
S$350 – S$2200
per unit move, one-bedroom to four-bedroom and above
| Job | Typical range | Basis and notes |
|---|---|---|
| 1-bedroom or studio | S$350 – S$700 | per move. Typically a 10ft lorry with 2 movers. |
| 2-bedroom | S$550 – S$1100 | per move. Typically a 14ft lorry with 3 movers. |
| 3-bedroom | S$800 – S$1800 | per move. Upper end includes full packing. Typically a 14ft lorry with 3 to 4 movers. |
| 4-bedroom and penthouse | S$1200 – S$2200 | per move. Typically a 24ft lorry or two trips with 4 movers. |
| MCST refundable deposit | S$100 – S$1000 | per move, paid to the management office. Not a moving charge and not paid to the vendor. Refunded after the management inspects the lift and lobby. Amount varies widely by development. |
| Long carry surcharge | S$80 – S$200 | per trip. Applies where the lorry cannot get near the service lift and items are carried a long distance or shuttled. |
Basis is one lorry load plus manpower. Condominium moves typically run 10 to 20 percent above an HDB move of the same volume because of restricted time windows, longer carry from the loading bay, and permit coordination. Excludes GST. Excludes the MCST deposit, which is refundable and paid by you directly.
All prices shown are in Singapore dollars and exclude GST. Whether GST is charged on your move depends on whether the matched vendor is GST-registered; this is stated on the quote you receive.
How long it takes
4 to 7 hours for a two- or three-bedroom unit. Most condominium moving windows run four to eight hours inside weekday office hours, which is why larger units are often split across two days.
How it runs
Start to finish
-
01
Get your MCST's rules first
Before you fix a date, ask the management office three things: which days and hours moving is allowed, how far ahead the permit must be submitted, and how much the deposit is. Most condos restrict moving to weekday office hours, so the building decides your date, not you.
-
02
Book the service lift, then the mover
The lift slot is the scarce resource. Once you have a confirmed window, the vendor sizes the crew to finish inside it, which usually means more people over fewer hours than an equivalent HDB job.
-
03
Submit the permit paperwork
The vendor supplies company details, workers' NRIC or work pass numbers, the lorry registration and the insurance certificate. You submit it and pay the refundable deposit. Missing paperwork means security turns the lorry away at the boom gate and you pay for a wasted trip.
-
04
Check the carpark height
Basement carparks commonly cap at 2.1 to 2.4 metres, which excludes a 14ft or 24ft lorry outright. If there is no surface loading bay, the vendor shuttles with a smaller vehicle. This is the single most common cause of a condo move overrunning.
-
05
Move inside the window
Lift padding goes up, lobby floors and door frames are protected, and the crew clears its own materials before the slot closes. Management inspects the lift and common areas afterwards and releases your deposit.
Questions
Condo Moving FAQs
What will my condo management need before the move?
Most MCSTs ask for a move-in or move-out permit submitted a few working days ahead. It typically carries the moving company name and contact, the NRIC or work pass numbers of the workers entering the estate, the lorry registration number, your booked service lift slot, and a copy of the vendor's insurance. A refundable deposit is collected at the same time. Rules differ by development, so ask your management office for their form early.
How much is the lift deposit and do I get it back?
It is commonly between S$100 and S$500, and premium developments sometimes ask for considerably more. It is refundable once the management inspects the service lift and common areas and finds no damage. It is paid to the MCST, not to the mover, so it does not appear in your moving quote and it is not something we or the vendor can waive.
Can I move on a weekend or a public holiday?
Often not. Most condominiums restrict moving to weekday office hours, and many disallow weekends and public holidays outright to avoid disturbing residents. This is a rule of the building rather than of the mover, so check it with your management office before you fix a date. Where weekend moves are allowed they tend to be shorter windows and priced at a premium.
Who supplies the lift padding?
It varies by development. Some managements fit their own protective boards or blankets in the service lift and hold a deposit against damage. Others require the moving vendor to bring and fit padding, and will refuse entry without it. Confirm which applies at your condo and pass the answer on when you request quotes.
Why does a condo move cost more than the same-sized HDB move?
Four reasons, and none of them are the boxes. The carry from the loading bay to the service lift is usually much longer. The move has to finish inside a fixed window, which means more crew on the job rather than fewer over a longer day. The permit and security process consumes vendor admin time. And basement carparks with 2.1 to 2.4 metre height limits sometimes exclude a 14ft or 24ft lorry entirely, which forces a shuttle with a smaller vehicle.
My basement carpark has a height limit. What happens?
The vendor will either load at the surface bay if the estate has one, or shuttle with a van or smaller lorry between the unit and a full-size lorry parked outside. Both add time and cost. Say so at quotation stage. A height barrier discovered on the morning of the move is one of the most common causes of an overrun and a revised price.
