A landed move is not a big flat move. Volume is the obvious difference, but the parts that actually decide the price are structural. There is no lift, so every item moves by staircase, and a two- or three-storey house means each piece is carried up or down at least one flight at both ends. There is usually a store room, an attic, a bomb shelter or a yard holding a decade of things nobody has looked at. There is a garden with pots, outdoor furniture, a barbecue and sometimes a shed. And access is the quiet killer: many landed lanes in Singapore are single-carriageway with no turning space and no legal standing room, so a 24ft lorry cannot get to the gate and items are shuttled from the main road. Vendors who move landed properties routinely will walk the access before they quote rather than after.

Site survey, in person
Photos are not enough above a terrace. A surveyor walks the store room, the attic, the bomb shelter and the yard, checks whether the staircase turns tightly enough to block a wardrobe, and drives the approach to see whether a 24ft lorry can actually reach your gate.

Plan the access before the inventory
On narrow landed lanes the answer is often a full-size lorry staged on the main road and a shuttle to the house. That decision changes the crew size and the day length far more than the furniture list does, so it is settled first.

Decide one day or two
A two-storey terrace is a long single day. A semi-detached or larger is usually a packing day followed by a moving day, which costs about the same as forcing it into one very long day and carries far less risk of damage in the tired last hour.

Protect the route on every storey
Floors, banisters and door frames are covered along the carry path at both properties, because every item travels by staircase at both ends. Garden items, shed contents and potted plants are loaded last and unloaded first.

Specialist items separately
Pianos, safes over about 100kg and anything needing a hoist are quoted as their own line and often handled by a different crew on the same day. They are not absorbed into a per-property price.

Why does a landed move cost so much more than a large flat?
Three compounding reasons. There is no lift, so every item is carried by staircase at both ends and each flight adds handling time. Landed homes hold far more, because store rooms, attics, bomb shelters and yards accumulate things a flat has no space for. And the outdoor portion, meaning plants, garden furniture and sheds, is real volume that people forget to mention when they estimate their own job.
Do I need a site survey, or will photos do?
For a terrace, detailed photos are often enough. For anything larger, insist on a site survey. It is the only way a vendor can judge the true volume of a store room and an attic, check whether the staircase turns tightly enough to block a wardrobe, and see whether a 24ft lorry can actually reach your gate. A quote given without a survey on a large property is a quote that will be revised on the day.
My lane is narrow and there is nowhere to turn a lorry. What happens?
This is common on older landed estates. The vendor stages a full-size lorry on the nearest main road and shuttles between it and the house using a van or a smaller lorry. It adds time and crew and it should be priced in from the start. Tell the vendor the road name and, if you can, send a photo of the frontage. It changes the plan more than the furniture list does.
Can you move things from the garden?
Yes. Potted plants, outdoor furniture, barbecues, play equipment and shed contents are all standard. Very large potted trees are heavy and awkward and are usually quoted as individual items. Uprooting or transplanting anything growing in the ground is landscaping work, not moving work, and needs a different contractor.
What happens to a wardrobe that will not go down the staircase?
It gets dismantled, and if it cannot be dismantled it does not leave the house through the stairs. Occasionally an item has to go out through a window or a balcony with a hoist, which is quoted separately and needs planning. This is exactly the kind of problem a site survey catches a fortnight early rather than at 8am on moving day.
Should I move over two days?
For a semi-detached or larger, usually yes. Splitting into a packing day and a moving day gets the crew out of the destination property before the evening, keeps the job inside normal working hours, and reduces the risk of damage that comes from a tired crew rushing the last hour. It also tends to cost about the same as forcing it into one very long day.
