HDB Moving Services in Singapore
Get matched with vetted movers for a 2-room to executive HDB flat move, sized to your flat type, block age and lift access.
Around eight in ten households in Singapore live in an HDB flat, so this is the move most vendors on our network handle every day. It is also the move most often mis-quoted, because the price is driven less by the flat type printed on your lease than by three things a quote form rarely asks about: how much you actually own, how small the lift car is, and how far the lorry can park from the lift lobby. A 4-room flat in a 1978 Toa Payoh slab block and a 4-room flat in a 2019 Punggol block are the same flat on paper and two different jobs in practice. HomeToMoved takes your flat type, block age, floor, access notes and inventory, and passes them to vetted movers who quote against the real job. That way the vendor is not surprised on the morning, and the number you were given is the number you pay.
Included
What a quote covers
- Pre-quote assessment by phone or WhatsApp photos, so the lorry and crew are sized before the day
- Lorry and driver matched to flat type: typically 10ft for 2- and 3-room, 14ft for 4- and 5-room, 24ft or two trips for executive and maisonette
- Two to four movers depending on volume, floor and stair carry
- Trolleys, webbing straps, moving blankets and corner protection for lift interiors and door frames
- Dismantling and reassembly of standard bed frames, wardrobes and dining tables
- Loading, transport, unloading and placement of items in the room you nominate at the new flat
- Removal of the vendor's own blankets, straps and protective materials at the end of the job
Not included
What it does not
- Packing your belongings into cartons, unless packing services are added to the booking
- Cartons, bubble wrap and packing materials, unless quoted as a separate line
- Aircon dismantling, reinstallation or gas top-up, which needs a licensed aircon contractor
- Electrical, plumbing, carpentry and built-in cabinetry work
- Disposal of unwanted items, unless disposal and moving is booked together
- Cash, jewellery, personal documents, live plants, pets and flammable goods, which vendor insurance excludes
- Town council bulky-item collection, which you arrange yourself and which is free for up to three items a month
What it costs
How hdb moving is priced
These are market rates that movers in Singapore charge, not our prices. You pay the vendor you choose. Knowing the range is how you tell a fair quote from a bad one.
S$200 – S$2000
per whole-flat move, spanning a DIY-packed 2-room to a full-service executive flat
| Job | Typical range | Basis and notes |
|---|---|---|
| 2-room flat | S$200 – S$650 | per move. Typically a 10ft lorry with 2 movers. Lower end is DIY-packed, upper end includes packing. |
| 3-room flat | S$350 – S$900 | per move. Typically a 10ft or 14ft lorry with 2 to 3 movers. |
| 4-room flat | S$500 – S$1300 | per move. Typically a 14ft lorry with 3 movers. |
| 5-room flat | S$700 – S$1600 | per move. Typically a 14ft lorry with 3 to 4 movers. |
| Executive flat or maisonette | S$900 – S$2000 | per move. Typically a 14ft or 24ft lorry with 4 movers. Maisonettes add an internal staircase at the origin. |
| Stair carry surcharge | S$50 – S$150 | per flight. Applies where an item will not fit the lift and has to be walked down or up. |
Basis is one lorry load plus manpower, the standard Singapore pricing model for residential moves. Excludes GST. Excludes packing, disposal, piano or safe handling, and stair surcharges. Peak surcharges of roughly 10 to 25 percent apply at month end, weekends and in the weeks before Chinese New Year.
All prices shown are in Singapore dollars and exclude GST. Whether GST is charged on your move depends on whether the matched vendor is GST-registered; this is stated on the quote you receive.
How long it takes
3 to 6 hours for a 3- or 4-room flat with lift access. 6 to 9 hours for a 5-room, executive or maisonette, or where either address involves stair carry.
How it runs
Start to finish
-
01
Send photos, not a room count
Flat type tells a vendor less than a photo of your living room, your lift lobby and the corridor outside your door. Volume decides the lorry size and lift car size decides whether the sofa goes down the stairs. Both are settled from photos on WhatsApp before anyone quotes.
-
02
Fixed written quote
You get a quote with the lorry size, the crew count, the arrival window and every surcharge named: stair carry, long carry, peak date. If a vendor will not put stair carry in writing before the day, that is the vendor who re-prices you at 9am with your flat half-packed.
-
03
Confirm the date and the keys
Book two to four weeks out. HDB needs no permit and no lift booking, but you do need both sets of keys in hand and, if you are disposing of anything, either a town council slot or disposal added to the job.
-
04
Moving day
Crew protects the lift interior, door frames and corridor, dismantles what needs dismantling, and loads heaviest first. Anything that will not clear the lift goes down the staircase, which is why it was priced in advance.
-
05
Placement, then a walkthrough
Cartons and furniture go to the room you nominate rather than being stacked at the door. Walk both flats before the crew leaves and check the corridor and lift for damage while they are still there.
Questions
HDB Moving FAQs
Do I need an HDB permit to move house?
No. HDB does not require a moving permit or a lift booking to move in or out of a flat. That requirement belongs to condominiums, where the MCST controls the service lift. What you do need to arrange yourself is disposal of anything you are not taking, since town council bulky-item collection is booked by the resident, not by the mover.
What size lorry will my flat need?
As a rough guide, a 2- or 3-room flat fits a 10ft lorry, a 4- or 5-room flat needs a 14ft, and an executive flat or maisonette with a full household needs a 24ft or two 14ft trips. It is volume rather than floor area that decides, so a lightly furnished 5-room can fit a 14ft while a heavily stocked 4-room cannot. Vendors confirm the size from photos before quoting.
My block is old and the lift is small. Does that change the price?
Often, yes. Since the Lift Upgrading Programme nearly every HDB block has lift access on every floor, so the old walk-up problem is largely gone. What remains is lift car size. Blocks from the 1970s and early 1980s have small cars that will not take a three-seater sofa, a tall wardrobe or a king mattress upright, so those items go down the staircase instead. That is extra manpower and extra time, and it should be priced before the day rather than discovered on it.
Can the movers take away furniture I do not want?
Yes, if you book disposal alongside the move. Your town council will collect up to three bulky items per household per month at no charge, on weekday afternoons, but it will not dismantle built-in items, will not clear a whole flat, and requires each item to fit in the lift and be liftable by one person. Anything beyond that is a paid disposal job, and doing it on the same day as the move costs less than booking a separate trip.
How far in advance should I book?
Two to four weeks for a weekday move. The last weekend of the month, month-end weekdays and the weeks before Chinese New Year are the tightest slots in the calendar, and vendors commonly price a peak surcharge into them. If your date is fixed by a key collection or a lease end, start as soon as that date is confirmed.
Are my belongings insured during the move?
Vendors on our network carry goods-in-transit and public liability cover. The limits, the excess and the list of excluded items differ between vendors, and high-value items usually have to be declared in advance to be covered at all. We check that cover is current as part of vetting, and we set out exactly what we check on our vendor standards page.
