The national default, and the size most published moving price lists quote against. If a mover advertises one headline figure with no flat type stated, it is almost always the 4-room number. A 14ft lorry and three movers covers the great majority of these jobs. The variable is not the flat, it is the block: a 4-room in a 1978 slab block with a small lift car and no lorry standing room is a materially different job from the identical flat in a 2019 block with a proper loading bay, and only one of those matches the advertised price.
Floor area is typically 83 to 105 sqm, though what decides the lorry size is how much you own rather than the floor plan. A lightly furnished unit at the top of that range can need less space than a full one at the bottom.
